About the Author
Ralph "Jake" Warner,widely recognized as a pioneer of the do-it-yourself law movement, Warner founded Nolo with Ed Sherman in 1972. He began publishing do-it-yourself law books written by him and his colleagues after numerous publishers rejected them. Warner holds a law degree from Boalt Hall School of Law at the University of California at Berkeley and an undergraduate degree from Princeton.
As Nolo's managing editor, Portman oversees editorial work on all Nolo books. She specializes in residential and commercial landlord/tenant law, legal issues related to courts, landlords and tenants, and neighbor disputes. She is the author or co-author of Every Landlord's Legal Guide, Every Landlord's Guide to Finding Great Tenants, Every Tenant's Legal Guide, Renters' Rights, Negotiate the Best Lease for Your Business, Leases & Rental Agreements, The California Landlord's Law Book and California Tenants' Rights. Portman received undergraduate and graduate degrees from Stanford University and a law degree from Santa Clara University. Before joining Nolo in 1994, she practiced law as a public defender.
David Brown practices law in the Monterey, California area, where he has represented both landlords and tenants in hundreds of court cases -- most of which he felt could have been avoided if both sides were more fully informed about landlord/tenant law. Brown, a graduate of Stanford University (chemistry) and the University of Santa Clara Law School, also teaches law at the Monterey College of Law and is the author of Fight Your Ticket (CA version), Beat Your Ticket (the national version), The Landlord's Law Book, Vol. 1: Rights and Responsibilities; The Landlord's Law Book, Vol. 2: Evictions and co-author of How to Change Your Name in California and The Guardianship Book for California.

A must have for any landlord in California

I purchased this book on the recommendation of a friend and I am so glad I purchased this book. It answered all of my questions and more. It is easy to read and well organized. I am a first time landlord and I feel I am in good hands with this book. The forms this book provides are also impressive, from rental agreements, to rental applications, it covers everything you can think of and does it extremely well. I cannot say enough good things about this book.

not a panacea

The book is not accurate in some circumstances. We had to consult an attorney for the correct info concerning a tenant who paid one year in advance and then broke the lease. The book does not cover this. The tenant went to a web site and started a series of actions designed to force us into a position where he could sue us. Also our attorney said the book was outdated as the new leases are different.

Essential for California Landlords!

As a board member of an organization serving owners of small rental properties in San Francisco, I have used and recommended earlier editions of this book literally dozens of times. There are laws and rules, statewide and local, that dictate almost every action an owner takes regarding his rental property. Don't guess; your tenant knows his rights (and, maybe, his responsibilities), and an owner who, even unknowingly, breaks the rules must pay. I have met owners who have lost their property to a rapacious tenant/lawyer combination, all over an unwitting mistake in procedure.
The California Landlord's Law Book: Rights & Responsibilities covers every situation that might arise, or directs owners to the appropriate resources. It also contains a wealth of suggestions for common-sense property management. The index is comprehensive and easy to use. Besides tear-out forms to use in various situations, there's an included CD-ROM that includes the forms to print out when needed.
